Infrared is particularly effective at identifying wet insulation that's not visible from the surface.
If the membrane is more than 15 years old and showing widespread seam failures or significant insulation compression, replacement is usually the better investment. But if the membrane is still sound and failures are isolated to a few points, drains, penetrations, seams in a single area, repair can extend the roof's life by 5-10 years at a fraction of replacement cost.
